Location, access rights, operator performance, local demand and contract terms all matter. This page is a starting point—not a substitute for the documents and due diligence relevant to a specific property.
Purpose of this disclosure
RMH PARK works with parking real estate and related asset-management arrangements. Property and commercial decisions involve uncertainty. This page highlights common variables so website visitors can evaluate claims and ask better questions.
It is general information only. It is not a complete list of risks and is not legal, valuation, engineering, accounting, tax or personal financial advice.
Property and demand factors
Location demand
Usage can change with employment patterns, nearby development, public transport, major tenants, events and competing facilities.
Access and title
Ownership, lease, licence, easement, access and use rights may limit how an asset can be operated or changed.
Planning and regulation
Planning controls, building requirements, accessibility rules, traffic measures and local policies may affect use or cost.
Physical condition
Structures, lighting, lifts, drainage, fire systems, equipment and technology may require unplanned maintenance or capital works.
Operational and counterparty factors
Results may depend on the capability and continuity of parking operators, facilities managers, technology platforms, payment providers and contractors. Equipment failure, cyber incidents, fraud, staffing issues, safety events or service interruption may affect revenue, cost and reputation.
Insurance can reduce certain exposures but may include exclusions, limits, excesses and conditions. It may not cover every event or the full amount of a loss.
Contracts and third-party rights
Management agreements, leases, licences, operating arrangements and supplier contracts can contain different durations, termination rights, review mechanisms, repair obligations, performance standards and liability allocations.
A counterparty may fail to perform, dispute an obligation or become insolvent. Contractual rights can take time and money to enforce. The signed documents for the relevant asset—not a website summary—define the parties’ rights.
Commercial outcomes are not fixed
Revenue, occupancy, tariffs, operating expenditure, capital expenditure and property value can rise or fall. Inflation, interest rates, taxation, insurance cost, economic conditions and changes in mobility behaviour can affect outcomes.
Any target, projection, annualised percentage or calculator result on this website is illustrative unless a signed agreement expressly states otherwise. It is based on assumptions, is not a guarantee and should not be treated as an assured payment or property valuation.
Property interests may be illiquid. A sale, transfer, refinancing, replacement operator or exit may not be available when expected or on preferred terms.
Before proceeding
For a specific opportunity or management engagement, consider the identity and role of each party; the precise property rights; current condition and compliance information; demand evidence; fees and costs; insurance; termination and dispute provisions; and the assumptions behind any forecast.
Read the complete proposed agreement and supporting material. Ask questions where information is unclear and obtain independent advice suited to your circumstances before signing or transferring funds.
